Planning Your Renovation

Planning your renovation is very exciting - save those magazine clippings, write down your ideas, and jot down any questions that come to mind. Seeing a high level concept of your project on paper is a good starting point and helps to keep everyone on track as the project takes shape. We'll cover many of these considerations in our initial consultation but it's helpful to think about them beforehand.

  • Be clear about the objective of the renovation

    • what do you aim to achieve?
    • Is it to add space? add value? update? prepare space for future tenants? get it ready for sale? etc.
  • Gather your design ideas

    • keep a moodboard
    • create a folder, take photos, or use an app to collect design ideas you love
    • be clear about what you don't want, don't like, and any deal breakers
    • make sketches or floorplans
  • Come up with an initial budget

    • outline the must-haves vs. nice-to-have elements for your renovation
    • investigate all the potential sources of funding (i.e. savings, mortgage loan, personal loan, bank loan, etc.)
    • in order to help spread your budget, is completing the project in different stages or over time an option?
    • do you know if you will need building permits?
  • Imagine the project going live

    • what time of year would suit you best? consider holidays, family events, weather, etc.
    • if you plan on living at the property during the renovation, do you need to rearrange the space?
    • if you will be moving out, investigate all the options (i.e. living with friends, short term rentals, etc.)
    • will your living arrangements impact the timing or budget of the renovation?
